Will Build To Suit, Local Article Predicts Future Development to be Dunham Avenue:

The New York State Department of Labor projects that real estate employment will rise by 7.2 percent from 2012-2022 in the five counties of the Western New York region. This includes Allegany, Cattaraugus, Chautauqua, Erie and Niagara counties.
There's a lot of land for sale in Chautauqua and Cattaraugus counties including commercial property. Plenty to keep real estate workers busy according to the prevalence of signs along major corridors.
Richard Benedetto, broker and co-owner at Real Estate Advantage said, "I think the next areas we are looking at for development are between Fairmont Avenue and Celoron." He referred to Dunham Avenue in particular.
Benedetto said that the Chautauqua Harbor Destination Hotel, to be built by Krog Corporation, will add to development in the Celoron area. Although expected to begin construction this year, that project hasn't come before the planning board in Celoron yet.
Benedetto expects development on Jones and Gifford. He has heard talk of extending the riverwalk, creating a bike path and maybe raising the road. "This would be a nice area to develop," he said.
"When the Harbor Hotel comes in there will be some jobs that will help in this area," said Scott Schrecengost, mayor of Celoron. He expects more development to follow in Celoron.
He looks forward to the Lucy Trail and eventually the breakwall being replaced. Celoron is applying for a CFA grant due to the estimated $700,000 cost of the breakwall replacement. The village has been working on cleaning 12-14 properties toward code compliance with a $400,000 housing grant. Additionally, the village is keeping an active watch the status of eight bank owned properties that are in foreclosure he said.
"When all is said and done, the future will be promising for Celoron again," Schrecengost said.
Donna Germain, owner of the Main Landing, restaurant and catering, and a licensed real estate salesperson, looks forward to more development and an expanded customer base. She said, "Celoron years ago was a flourishing area."
She added, "The hotel going in is a great opportunity to rebuild." She said she is currently getting rave reviews on her restaurant that opened during the past year. She is able to seat over 50 customers inside and more outside in the tourist season.
David Hart, president and chief executive officer of Hart Hotels Inc. out of Buffalo, said that the hotel development is a $20 million project that will involve 15-18 months of construction. A state grant of $1.688 million was announced in November for this work. His company is also working with Chautauqua County Industrial Development Agency representatives for more help.
Hart expected the better part of a year to get all of the approvals and everything in place to start construction. He said the development is on over 8 acres of property.
"We're very excited about this site and we love being close to Jamestown," Hart said. He said that he understands the seasonal aspect of the location yet plans to market toward winter activities.
He said the hotel will have approximately 100 rooms with a ballroom capacity of 300. Breakout and meeting space will be available. The design will be similar to the Watkins Glen Harbor Hotel. There will be a full restaurant-bar and indoor plus outdoor pools. He spoke of the possibility of watercraft activities.
Hart estimates 90 employees will be hired to work at the hotel in off season and up to 120-130 in summer.
Hart said that Hart Hotels will manage the Harbor Hotel and own 50 percent with the Krog Corporation as general contractor and owning 50 percent.
Hart Hotels started the Harbor Hotel brand in Portland, Maine, in 2002, followed by Watkins Glen, in 2008 and Clayton, in 2014. Beyond Chautauqua Harbor Hotel, Hart is working at new business relationships looking into Pennsylvania and Ohio.
